What Illinois Home Inspector Inspects

  I will conduct a thorough inspection of your home, inside and out to give you a description of the material and its present condition. It will include the roof, that when possible, will be by walking entire roof or at minimum from a ladder with binoculars and a zoom digital camera. All gutters and downspouts, facia, sofft and trim.

The foundation and it's relationship to the landscape and drainage design. All of the exterior, walkways, chimneys, entrance stairways, decks and porches, driveways, patios, carports, garages. The exterior wall frames and covering, windows and doors. The exterior electrical service entrance.

 The interior will include the kitchen, bathrooms, laundry area, basement or crawl space, attic and more. The heating system, central air conditioning, built-in appliances, interior doorways and windows, stairways, visible insulation, plumbing system and fixtures. A representative number of receptacles, switches and light fixtures. The main electrical service panel and sub panels. The condition of all visible framing and floor supports.

This will be a complete visual inspection followed by a detailed, comprehensive, computer generated report with important links and any available recall information regarding appliances, heating, air conditioning, plumbing, electrical systems and more. Not just a "look around" and check a few boxes on a sheet of paper that might leave you guessing what is wrong and what could become a major problem in the near future and create a huge unexpected expense.
