 I was so happy with Chris as a home inspector that I volunteered to write this testimonial.  Chris is extremely knowledgeable and thorough in his examination of a home.  I had him inspect a house that had been inspected months previously, and he found several important issues that had been missed in the earlier report.  He was alsovery willing to explain exactly what was wrong and its implications.  Chris was prompt, courteous and accommodating with scheduling.  His write-up was very thorough with great pictures.  I can't think of anything else I would ask for from an inspector.  I would recommend him without reservation to anyone who is in the process of buying a house.

I'm sorry for the delay in my reply; I've had trouble with my computer at home and really only get to read email at work. Thank you Christopher for the thorough inspection and for letting me make a nuciance of myself!  I closed on the house on November 25'th and hope to be settled in time to decorate for Christmas. Two city inspectors came out to check the main beam in the basement.  One didn't say too much about it, but the other inspector said it looked undersized to him. I'm planning on getting some estimates as well as reading as much as I can about this sort of thing.  We'll see how it goes. Manufactured Home Foundation Certifications

Manufactured Home Foundation Certifications In Illinois And MissouriIf you are selling or buying a manufactured (mobile) home in the Greater St. Louis Missouri. and Illinois. Metro Region then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permanent Foundation Guide for Manufactured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).

We perform on-site inspections and observations of manufactured/mobile home foundations to ensure conformance to federal government regulations for mortgage lenders, loan officers, real estate agents, and home owners. If the manufactured (mobile) home foundation is in conformance with governing standard ( FHA, HUD, VA), an Engineer's Foundation Certification will be issued to ensure that FHA/HUD/VA loan guidelines are met and in compliance. Not only do we issue engineering foundation certificates, but the engineers at Foundation Certifications are a full service engineering design firm for the manufactured (mobile) housing industry. Foundation Certifications can design a retrofit for an existing non-compliant mobile home foundation, or engineer a custom foundation design for installation of new manufactured home directly from the manufacturer.
