 I am here to assist you in making a confident decision about your property.  Many real estate agents, some I've known for years, might say I'm too thorough. I have never had a client say that, at least not to me personally.

  

Be an Informed Buyer

 It is your responsibility to be an informed buyer. Be sure that what you buy is satisfactory in every respect. You have the right to carefully examine your potential new home with a qualified home inspector. You may arrange to do so before signing your contract, or may do so after signing the contract as long as your contract states that the sale of the home depends on the inspection.

 

Appraisals are Different from Home Inspections

Appraisals are for lenders; home inspections are for buyers. An appraisal is required to:

a Estimate the market value of a house

a Make sure that the house meets minimum property standards/requirements

a Make sure that the property is marketable.

 

Why a Buyer Needs a Home Inspection

A home inspection gives the buyer more detailed information about the overall condition of the home prior to purchase. In a home inspection, a qualified inspector takes an in-depth, unbiased look at your potential new home to:

aEvaluate the physical condition: structure, construction, and mechanical systems;  

aIdentify items that need to be repaired or replaced; and

aEstimate the remaining useful life of the major systems, equipment, structures and finishes.

 A typical residential inspection involves 3 to 4 hours on site, sometimes more, to record all of the necessary information needed. Additional time at the office for research and generating a full written report, which will be available within 24 to 48 hours.

 All of my inspections conform with the Illinois Standards of Practice and Code of Ethics, ( Illinois License # 450.003704).

 Unfortunately home foreclosures are escalating to an all time high, putting thousands of homes on the market, many with unknown deficiencies. Do not buy a foreclosure without a home inspection. Even though you may believe you are making a good investment, it could evolve into a money pit with many unforeseen problems that could have been prevented by having a certified home inspection completed first.

 At some foreclosure sales the home cannot be entered prior to the sale. With permission from the lending institution you may be able to get a complete inspection. At minimum have an exterior inspection, which can reveal many negative defects and inform you of the construction quality of the home as well as future preventative aspects and key conditions of major (expensive) items such as the roof, foundation, windows, siding, and landscaping. Don't let your dream investment turn into another foreclosure.

Heat Island Effect

The term "heat island" describes built up areas that are hotter than nearby rural areas. The annual mean air temperature of a city with 1 million people or more can be 1.8–5.4°F (1–3°C) warmer than its surroundings. In the evening, the difference can be as high as 22°F (12°C). Heat islands can affect communities by increasing summertime peak energy demand, air conditioning costs, air pollution and greenhouse gas emissions, heat-related illness and mortality, and water quality.
